A Sunroom Designed for Year-Round Living

For these Waterloo homeowners, their backyard had long been a retreat from busy work weeks in Toronto. As retirement neared, they envisioned a space that would elevate their enjoyment of the lush garden and pool—without the relentless sun exposure or seasonal limitations of their old patio.

The Pioneer Design-Build Solution
The team created a beautifully integrated sunroom tucked into a recessed corner of the home, replacing the old patio and removing a few cedar trees to open sightlines and maximize garden views.
The sunroom was designed for year-round use with passive solar strategies and modern technology: spray foam insulation, a gas fireplace, and heated wood-look tile floors provide comfort into the cooler months. Two operable skylights with rain sensors add light and ventilation, while integrated blinds protect from harsh sun.
Triple vertical windows on the extended side wall act as a “third exterior wall,” while a multi-track sliding patio door creates a screened breeze-way effect. A ceiling fan supports airflow on still days.
To connect the addition seamlessly with the home, the original kitchen sliding door was replaced with a hinged door and side light, paired with a wider single-step transition—making the new room feel like a true extension rather than an add-on.
Material and color choices matched the existing house, and a vaulted tongue-and-groove pine ceiling gave the space a warm, cottage-like feel. Careful planning with 3D modeling and LiDAR mapping ensured every challenge was addressed ahead of construction.
