The family wanted to transform their unfinished walk-out basement into a usable living area while preserving the beauty and function of their hardscaped yard. They needed a brighter, more open interior with a family room and playroom, plus improved outdoor flow for dining, lounging, and cooking.

The Pioneer Design-Build Solution
We created a smart and stylish basement addition designed to maximize indoor living and integrate seamlessly with the outdoors. The existing deck staircase was repositioned to open up unobstructed backyard views and carve out a private nook for a new hot tub. The addition’s flat roof supports an expanded deck with skylights, flooding both the basement and main level with natural light.
To enhance outdoor comfort, we installed retractable bug screens and sliding panels for a flexible, bug-free space. Inside, the basement now includes a central wet bar, a new powder room for convenience, and even a “secret hideout” under the stairs that doubles as storage.
Structural steel beams allowed us to remove dividing walls, creating a bright family room with a coffered ceiling for added interest. The exterior finishes—stone and salvaged brick—tie the addition into the existing home for a cohesive look.
This renovation perfectly balances interior comfort and outdoor living, giving the family space to spread out and enjoy their home year-round.
